HISTORY: Incorporated under laws of Washington, July 23, 1907.
PROPERTY: The Company owns a 50 years’ lease, expiring Nov. 1, 1954, on
approximately 10 acres of property owned by the University of Washington, extending
from the alley between Third and Fourth Avenues on the west to the
alley between Fifth and Sixth Avenues on the east, and bounded by Seneca Street
on the south and Union Street on the north. This property comprises 4 city
blocks equivalent to 40 lots.
The company has completed its building program as provided in the terms
of the lease and all property is now permanently improved. These buildings
constructed by the Metropolitan Building Company comprise the White-Henry-Stuart
Building, Douglas Building, Cobb Building, Stimson Building and the
Olympic Building. The Olympic Hotel, Skinner Building and Metropolitan Theater
Building are also on the leased property, but were constructed by the Community
Hotel Corp., Fifth Avenue Building Company and Frohman, Klaw &
Erlanger, respectively. These three buildings pay a combined ground rental at
the present time of $55,500 per annum subject to certain increases from time
to time in the future.
The leasehold from the University of Washington, dated Nov. 1, 1904. runs to
Nov. 1. 1954, on the following basis:
1922 to November 1, 1932, at rate of § 80,000 per annum
1932 to November 1, 1942, at rate of 100,000 per annum
1942 to November 1, 1954, at rate of 140,000 per annum
The property covered by the lease, including both land and buildings, owing
to the fact that it is owned by the University of Washington, is exempt from all
real property taxation. This exemption has been confirmed by the Supreme
Court of the State of Washington. The only local taxation to which the company
is subject is that of the personal property tax on the appraised valuation
of its lease,
