Rentenbriefe zur Deckung des Kaufschillings dienen. 1 ) Wenn nun 
Jemand einen Grundbesitz anzukaufen beabsichtigt, iiat er an 
der Börse soviel Rentenbriefe zu kaufen, wieviel dem Ertrag des 
in Rede stehenden Grundbesitzes entspricht und diese Renten 
briefe als Kaufgeld dem Verkäufer zu behändigen. Es liegt aber 
auf der Hand, dass er für die Rentenbriefe an der Börse einen 
solchen Preis zahlen muss, welcher sich durch Kapitalisirung des 
Rentenbetrages mit dem laufenden Zinsfusse ergiebt. Und nach 
dem diese Rentenbriefe den Ertrag des Grundbesitzes repräsen- 
tiren, müssen wir uns, um den Werth des Grundbesitzes feststel 
len zu können, nothwendigerweise an das Kapitalisirungsprinzip 
wenden, denn bei Veräusserung eines Grundbesitzes geschieht 
doch die Einigung hinsichtlich der Höhe des Rentenfonds, des 
sen Ermittelung nicht durch Bewerthung des Ertragswerthes,son 
dern des Eitragsfondswerthes erfolgt. Wie wir sehen, führt auch 
Rodbertus’ Vorschlag bezüglich Vermeidung der Kapitalisi 
rung, nothwendigerweise zur Kapitalisirung; denn sobald die Pro 
duktionsmittel in den Verkehr gelangen, bildet sich für dieselben 
ein Werth, bezüglich dessen ein anderer ziffermässiger Aus 
druck, als welcher sich durch Kapitalisirung des aus den Pro 
duktionsmitteln erwarteten Reinertrages ergibt, überhaupt nicht 
zu finden ist. Auch Zuns, ein Monographist Rodbertus’, hebt 
hervor, dass die Abschätzung des Grundbesitzes nach dem. 
Kapitalwerthe unvermeidlich ist. Diese Auffassung theilen Bren 
tano, Conrad, Knies. 2 ) 
Die Zinsfussschwankungen sind für den Grundbesitz im 
Allgemeinen nicht von solcher Gefahr, wie dies Rodbertus 
behauptet. Buchenberger weist zutreffend darauf hin, dass 
wenn der Verpfändungslocus mit steigendem Zinsfusse gekürzt, 
während bei Rückfall desselben erweitert wird,, so ist in crsterem 
Falle mit steigender Zinsenlast abnehmende und in letzterem 
Falle mit sinkender Zinsenlast zunehmende Verschuldungsfähig 
keit verbunden. «Die Abhängigkeit des Kapitalwerths des Grund

ibid. S. 348. — Brentano (loc. cit.) ist in' Irrthum, indem er meint, dass 
unter dem Rodbertu s’schen Rentenprinzip Grundbesitzveräüsserung gegen 
Baarzahlung ausgeschlossen ist; Rodbertus sagt deutlich (Ibid S. 131): 
«■.. wird aber natürlich nicht die Deckung des Kaufpreises durch Zahlung 
ausgeschlossen.» Nur die rückständigen Kaufgelder können kein Baargeld sein, 
nachdem den Kaufpreis der Rentenbrief repräsentirt.
